Initial situation
As part of a pilot project, we were allowed to start optimizing SBB's Bollwerk 10/12 office building in 2023. The existing building automation system did not record any historical data - a key obstacle to sustainable optimization. There was also a lack of important room and zone data to derive room usage, check the operation of the systems and adapt energy operation to actual use.
Solution
By transferring the data from the HVAC controls and the additional sensors used in selected rooms to the Oxoia platform, a solid basis for the analysis was created. There, they were presented visually in such a way that inefficiencies could be quickly identified by both experts and algorithms. Specific optimization measures were derived from this in close collaboration with facility management. The system integrator implemented these recommendations directly in the building automation system - from correcting faulty sensors to fine-tuning ventilation, heating and cooling.
Results to date
Significant savings potential was identified in the first year and impressive results were achieved in reducing energy consumption:
- Operating costs: -24,000 CHF/year
- Energy consumption: -120 MWh/year
- CO2 emissions: -11 tons of CO2 emissions/year
- Heat consumption: -11 %
- Power consumption (pumps, valves, fans): -44 %
